	Now, lets talk t&c's I would like sole occupancy, except when I invite friends round for coffee mornings or afternoon tea, or if I have a party to celebrate a special occassion, and friends may wish to stay over. I am a good girl, and would never disrepute my lovely home :))

Ann. just keep it tidy, don't annoy the neighbours, except for Joe Bloggs down the road, he deserves annoying..and invite me to all your parties. I'll draw up the agreement tomorrow morning.
