Good luck Jude. My ex neighbour was an Estate Agent he once told us, if selling in the summer open windows and let in fresh air in the winter make sure the house is warm and welcoming. Make sure the house is looking clean and not too cluttered. He said most potential buyers make up their mind within a few seconds of entering the house. He said to just relax and be positive about the house, say you have enjoyed living there and what you have loved about it etc. If you have a dog, try to keep it out of the way as they are looking round. He also told us to have freshly brewed coffee. He said lots of other things too, but I can't remember them all at the moment. :-D :-D <3

Very true Island, If its got the right Ambience it will sell,just depends what the buyers are wanting. :-)

Jude, as fairly recent viewers we were looking at location, number of rooms and layout, asking price and next doors gardens from upstairs - gardens can speak volumes of the neighbours.
We saw all sorts of houses from occupied by young families to deceased persons homes which had been empty for some time.
Serious viewers will be thinking in terms of what they would do to make the house their home.
When your house 'speaks' to a viewer you will have a buyer - they are not looking to buy bread and coffee :-D

Good luck with you sale Jude,I,ve always found that the lighter the house is bodes well,also fresh Flowers around adds a little to the welcome.**M**. Coffee? if its fresh brewed OK. Instant ,waste of time.

Personally I think bread is wonderful, but I would advise against coffee.....It lingers a bit too much for some :-D ....and turn off the tv if it's on lol a friend of mine was stuck with a couple who viewed just as Corrie was starting , they asked if they could sit and watch and didn't then buy :-)

It was very untidy in the kitchen, could'nt see the table......its sorted now, but all that has gone to the spare bedroom....LOL....l have about 10 piles of things, boxes to store various bits and pieces and there are loads of them....rubber stamps, inks, paints, stencils, paper, scissors, heat guns, fabrics, felt, tissue, frames, old books that l was going to transform, wool, needles, cottons, metallic threads, sewing needles, crochet hooks, books, photo's.....oh gawd l could go on and on. Just thrown a black bag of rubbish out:)

Now Andy's IS good advice, Jude. Plenty of light, and I would add not much clutter or family trinkets everywhere. And nice clean windows.

They will be looking at area (nothing you can do), size of house (nothing you can do), size and layout of rooms (nothing much you can do before 9.30am tomorrow).

So quick vac and dust round. Then you can relax over a breakfast of burnt toast and kippers and await their arrival. Hope it all goes well for you :-) :-)

One thing the estate agents did when selling up parents houses recently was to switch all the lights on. Makes the whole house much brighter.
