When we sold our last house (2007), the first thing the estate agent did was have a deep smell everywhere. The gas meter in kitchen was leaking ever so slightly and no one had before said it was a problem. It was free to get Transco to come out within an hour and test it and make sure it did not smell.

I just know that, when we sold property 30 years ago, everyone said coffee, bread, air fresheners etc. Not usually professional advice today.

As neutral as possible seems best. Why is your 2 year old house worth £160k with all the work you have put into it over that 2 years, yet the brand new one on same estate is £199k?

Jude can ignore my posts. So can others. But I hope one or two find something useful :-) Posted in good faith.

Remember the old story about the smell of baking bread or steaming cinnamon potpourri? Today's real estate pros say it's a no-no. Ditto the scented candles and air freshener.

"If you just go through with Lysol before a showing, that won't help," says Dan Lee, vice president of First Weber Group Inc., in Madison, Wisc. Instead, get rid of scent problems at the source: scrub the house, have the air vents cleaned, replace old, smelly carpeting and smoke outside.
