Hi Jude, I've just come back from holiday and read your thread with interest as our house is on the market.

Well done on getting the sale and purchase you wanted. I hope everything goes well for you.

Round here houses take on average 2 years to sell (one nearby has been on the market for six years!). Ours has been up for sale now for 9 weeks and I'm already feeling stressed out. We have had a few viewings and the feedback has been that everyone has loved the house but the garden is too big for most people these days. It's about half an acre. But one couple have been three times and have made a ridiculously low offer which we have turned down. They then made a "final" offer which was better but still low and we are now in a quandary whether to accept it or not.

Anyway I'm glad it's working out for you. Keep your fingers crossed for me.

Hello SV.....some house here in our road have been up for over a yr, one possibly 16mths, but they have smaller gardens that back onto a sort of park, its used mainly by dog walkers, but kids do get in there during the holidays, so maybe thats a put off. Our garden s bigger than theirs and has fab views back and front, if it was'nt for the house we are after we would'nt move.

Re your house....if you can still afford to move and buy, then go for it, or compromise with them and add a few thousand and explain you don't have any choice??


All the bestes luck, l know how stressful it can be after selling our other house in Sussex 10 yrs ago.
Ours has been on themarket about a month, but we have been extremely lucky, right time etc:)

Thanks Jude. We have come down quite a bit from our asking price for them and hope that they'll come up a bit more and we can come down a bit more, and with luck we meet somewhere in the middle. The agents reckon it might go quiet for a week or two and then they will come back with a revised offer.

We're only moving because we feel we ought to be near to buses, shops etc. We're getting older and if the time comes when we can't drive we'll be in real trouble as we have to drive to get anywhere.

I'm sure it will all work out in the end.

SV...aw bless you, must admit this move will enable us to walk into town and catch a bus, atleast l think there is a b/stop each way. Now we have a hill on 2 routes and like you we are getting a tadge older, well Vic is...lol.

I had a big surprise last night ............

We have a cottage on 20 acres about 7-8 hours drive north of here ................ we bought it in 1997, and have thoroughly enjoyed the many weeks we have spent there, but decided 2 years ago that we should prepare it for sale as we were spending less and less time. It was down to a total of 2 weeks or less a year, when previously we would go up for 1-2 weeks every month between May and October.

A friend down here is in realty, and gave us an introduction to a realtor up there.

That realtor phoned last night ............. he had managed to get out to the cottage, and have a look round. Weather has been rotten, and there are 12 kms of gravel road to negotiate, so he waited until the weather was better.

He walked round most of the property, discovered that the large flat meadow area was flooded because the creek had overflowed, etc etc ....................


but he then told me what he thought he would declare as the asking price

It was about TWICE what we were thinking we would be lucky to get :-0


He did admit, as we know, that it will require a very special person to buy it ........... not many people want 20 acres in the middle of nowhere, even with a year round creek running through it, so we will have to be prepared to wait


But, still ............................. :-0 :-0 :-0 :-D :-D

AnnG...yes its about a 10 min walk...3 in the car depending on the traffic. l remember you knowing about the move now, you asked me that question before....dohh:)

If you are meant to get the new property, everything will go through ok Jude, if not, then you weren't meant to go there, that's my philosophy.

27 years ago I started looking to move house, and I sold mine 3 times before I could eventually move. The first house I loved, just wasn't mortgageable despite a healthy deposit of about 50% and because house prices were flying upwards, people who had chosen my house had to pull out in case I did so later and they couldn't afford anything else, so each time I put mine back on the market while I searched for ''the one' I added a bit more to the cost, and eventually chose a house which wasn't my perfect choice but would do, just so I could keep in the market myself if you get me. The day before the surveyor was going round I spotted a house newly on the market and quickly viewed it the next morning. Decided it was perfect and rushed off to stop the surveyor doing the survey on the previously chosen one, and getting the one I have now. It was a real long road to get to that point but was meant to be as the house has held it's value better than the other would have and is in a much quieter area too.

Fate has a hand in it all I think.
