Personally I think bread is wonderful, but I would advise against coffee.....It lingers a bit too much for some :-D ....and turn off the tv if it's on lol a friend of mine was stuck with a couple who viewed just as Corrie was starting , they asked if they could sit and watch and didn't then buy :-)

Good luck with you sale Jude,I,ve always found that the lighter the house is bodes well, also fresh Flowers around adds a little to the welcome.**M**. Coffee? if its fresh brewed OK. Instant ,waste of time.

Island

Island Report 20 Jun 2013 13:36

Jude, as fairly recent viewers we were looking at location, number of rooms and layout, asking price and next doors gardens from upstairs - gardens can speak volumes of the neighbours.
We saw all sorts of houses from occupied by young families to deceased persons homes which had been empty for some time.
Serious viewers will be thinking in terms of what they would do to make the house their home.
When your house 'speaks' to a viewer you will have a buyer - they are not looking to buy bread and coffee :-D

Very true Island, If its got the right Ambience it will sell, just depends what the buyers are wanting. :-)

Good luck Jude. My ex neighbour was an Estate Agent he once told us, if selling in the summer open windows and let in fresh air in the winter make sure the house is warm and welcoming. Make sure the house is looking clean and not too cluttered. He said most potential buyers make up their mind within a few seconds of entering the house. He said to just relax and be positive about the house, say you have enjoyed living there and what you have loved about it etc. If you have a dog, try to keep it out of the way as they are looking round. He also told us to have freshly brewed coffee. He said lots of other things too, but I can't remember them all at the moment. :-D :-D <3

"Follow your nose. A home should smell good. That means no noticeable odour -- no pet scent, no stale cooking smells and no cigarette smoke. "People just don't realize how much odour plays into this," says Scott Griffith, president of ERA Griffith Realty in Brighton, Mich.

"And I find that people who smoke or have pets become so accustomed to the smell, they don't notice it," Griffith says. Instead, have a friend whose judgment -- and nose -- you trust give your home the real sniff test.

Remember the old story about the smell of baking bread or steaming cinnamon potpourri? Today's real estate pros say it's a no-no. Ditto the scented candles and air freshener.

"If you just go through with Lysol before a showing, that won't help," says Dan Lee, vice president of First Weber Group Inc., in Madison, Wisc. Instead, get rid of scent problems at the source: scrub the house, have the air vents cleaned, replace old, smelly carpeting and smoke outside.

some people just don't take the hint do they :-S :-S :-S

JustJohn Report 21 Jun 2013 11:50

When we sold our last house (2007), the first thing the estate agent did was have a deep smell everywhere. The gas meter in kitchen was leaking ever so slightly and no one had before said it was a problem. It was free to get Transco to come out within an hour and test it and make sure it did not smell.

I just know that, when we sold property 30 years ago, everyone said coffee, bread, air fresheners etc. Not usually professional advice today.

As neutral as possible seems best. Why is your 2 year old house worth £160k with all the work you have put into it over that 2 years, yet the brand new one on same estate is £199k?

Jude can ignore my posts. So can others. But I hope one or two find something useful :-) Posted in good faith.

Good morning AnnCardiff.

I don't think it was even a hint. My understanding was that it was a direct yet respectful request

JustJohn

JustJohn Report 21 Jun 2013 12:07

And perhaps some nice classical music playing lightly in background. Not Apache on full volume ;-)

eRRolSheep

eRRolSheep Report 21 Jun 2013 13:17

John why are you deliberately trying to upset Jude? She doesn't deserve it and you are being extremely disrespectful by adding to her thread when she specifically asked you not to.
Please don't turn this into an argument. Just try to respect her wishes please.

AnnCardiff

AnnCardiff Report 21 Jun 2013 13:37

he has no shame - he just enjoys irritating people and then he wonders why people have a go at him - then it's a "poor me" thread, I'm a lovely human being blah blah blah - balderdash and poppycock and a few other words I'm not allowed to put on here - b>>>>, sh>> and B>>>>>ks

Just "do one" John - and leave Jude alone as she asked

I have not danced all over this thread and I think I have made some sensible remarks. And nobody (I mean nobody) tells me where and why I can post on a public forum of which I am a member.

Sheesh. ROFLMBO :-D :-D :-D
